Melanie Cole-Smith is the Director of Operations for KG Property Investments in the Greater Portland market. She joined the company in February 2020 and oversees institutional and private commercial real estate portfolios, providing strategic leadership in all aspects of property management, capital improvement programs, tenant improvements, leasing and contract negotiations, asset repositioning and ownership transitions, strategic financial management, financial reporting, annual budgeting, and cultivating strong relationships with tenants, ownership groups, and service partners.
After earning a Bachelor of Arts from Marylhurst University, Melanie launched her commercial real estate career in Midtown Manhattan, where she managed several high-rise office buildings for five years. She returned to Portland in 2008 and continued building her commercial real estate career managing office and flex portfolios.
Throughout her career, Melanie has played a key role in several significant ownership transitions, including the disposition of Bill Naito Company’s Old Town portfolio in 2012, the sale of the Galleria Building in 2018, and the transition of Montgomery Park to Unico Properties in 2019.
Melanie is a licensed Oregon real estate broker and has been an active leader within the commercial real estate industry. She joined the BOMA Oregon Board of Directors in 2016 and served as President in 2022 and 2023. In 2018, she received the BOMA Oregon CAB Property Manager of the Year Award.
