KGIP repositioned a functionally obsolete single-tenant industrial building into revitalized multi-tenant facility.
Terreno Realty purchased the former Sears Warehouse in Sodo in late 2018 and hired KGIP to provide construction and property management services. The repositioning project involved complete renovation of the interior and exterior of the building, construction of speculative office improvements in six bays, along with façade improvements to the northern building and demolition of an old metal building. Challenges included seismic/structural, energy code compliance, outdated utility infrastructure, and navigation of City of Seattle permitting process. Work was completed in phases from 2018 – 2024 and the project leased to 5 tenants, including Wave Broadband (now Astound), Saltbox, REI, Flexe, and MacDonald Miller.
