In 2023, KGIP was engaged by Principal Real Estate Investors to pursue the IREM Certified Sustainable Property (CSP) certification at Bernal Corporate Plaza II and Sycamore Plaza II. Per IREM, this certification recognizes excellence in property operations and performance based on aspects such as energy, water, health, recycling, and procurement. As both properties had already obtained Energy Star and LEED certifications, they were identified as strong candidates for the certification. KGIP ran point on compiling the necessary documentation and performing the required audits for the certification, resulting in both buildings attaining the IREM CSP certification in 2023. The building improvements that KGIP oversaw at these buildings positioned them well for obtaining the certification, including the implementation of EV charging stations, bicycle storage lockers, lighting upgrades, onsite fitness center, cooling roof overlays, and low-flow toilet upgrades.
Many of the required practices for the IREM CSP certification were already being implemented at these buildings. KGIP’s diligence in informing tenants of proper waste diversion, working with janitorial provider to execute these guidelines, and continue communication with Pleasanton Garbage Service to ensure these properties maximized waste diversions played a key role in obtaining the certification. KGIP worked with Pleasanton Garbage to complete an annual waste audit, as well as held an onsite waste sorting education seminar for the tenants and the janitorial provider in 2023. Additionally, KGIP’s efforts to hold annual tenant E-waste recycling events and enrollment in the PG&E Solar Choice Program in which the properties purchase 100% solar power, were contributing factors is obtaining this certification.
