In 2023, KGIP was engaged by Sagard Real Estate to supervise the construction of a $9.5M research and development improvement project for its tenant BD Life Sciences in San Jose, California.  KGIP mediated between owners, designers, contractors, and the tenant.  We directed the process from architect selection and design phases and through competitive bidding and qualification of general contractors, scheduling, oversight of the construction project, cost control, management of punch-list, and close-out.  Early on, KGIP engaged representatives from the City’s Economic Development Department to assist in the streamlining of the permit review due to reported City staffing shortages and unfavorable turnaround times.  As a result of our efforts, the permit was granted earlier than anticipated.  The tenant improvement entailed a significant capital contribution by BD Life Sciences, requiring KGIP’s management of pre-funding by the tenant and procurement of the necessary approvals to keep payments issued promptly and contractors engaged and punctual.  The job involved a total of 104 contract change orders, and the work was delivered timely in accordance with the schedule originally published upon permit issuance.
