EverWest Advisors (now Sagard) purchased the former Cronin Tile Building in 2019 and hired KGIP to provide construction and property management services. The initial repositioning project involved upgrading the existing sprinkler system to ESFR, replacement of numerous damaged support columns, lighting upgrades, interior and exterior painting, and parking lot repairs and seal coat. After leasing the eastern half of the building in 2021, the western half struggled to lease up. In late 2023, Mackenzie architecture was engaged to design new grade level loading and right-sizing of the existing office area. KGIP then engaged Perlo Construction to complete the project. During the course of construction, half of the remaining space was leased to Daimler, so the design and construction teams pivoted slightly to accommodate modifications for Daimler’s occupancy, which occurred in October 2024.
