Nine Two Nine is a 19-story, Class A, commercial office building with an adjacent 14-story above- and below-grade parking garage.
KGIP discovered a ceiling leak on the 17th floor in March 2023. A temporary sealant fix was implemented in order to prevent further water intrusion. After additional leak points were discovered, KGIP engaged with RDH Building Science and Wright Roofing to start leak testing on the 18th floor planter.
Camden Gardens, the building’s landscaper, began by excavating all the soil matter in May 2023. Shortly afterwards, Wright Roofing began leak testing by filling the 18th floor planter areas with water in order to discover all potential areas of water intrusion. It was discovered in RDH’s report that over 90% of the membrane was not adhering in 30 locations. At that point, it was determined that a full membrane replacement was needed.
The leak investigation project was completed on-time in Fall 2023. The old waterproofing is scheduled for full replacement in April 2024.
