411 Borel is a 6-story, Class A, commercial office building in San Mateo, California.  The building was designed by Art Gensler, is set amongst redwood trees, and boasts expansive window lines and ample natural light.

KGIP understands that property maintenance leads to reduced expenses overall and maximizes tenant retention.  Within the approved budget, KGIP effectively maintains the property and thinks creatively, leaving no stone unturned to keep operational costs at a minimum.  As an example, in 2022, the building fire life safety contractor gave notification that the fire pump would not pass the next annual inspection and would need replacement as early as 2023. Instead of simply relaying the replacement recommendation, KGIP worked closely with the asset manager and vendors to obtain a second and third opinion. The team eventually uncovered the original fire pump installation report setting the baseline for the fire pump’s passing qualifications. After completing repairs, we were able to pass the inspection in 2023, effectively saving up to $70K in capital improvements.
