Without any announcement, construction began in the summer of last year at 2609 Wetmore Ave. in downtown Everett. There, acting as its own architect, Koz Development had previously gained its permits for an eight-story, 169-unit workforce housing project.

Kirtley-Cole Associates is the builder for what’s been dubbed Koz on Wetmore. Completion of the roughly 132,655-square-foot project is anticipated by next year.

The building’s first three levels are structured parking, possibly including some retail, with 99 stalls. Apartments begin on the fourth floor, along with a terrace. Those are to range from studios to two-beds; sizes run from about 302 to 652 square feet. Tenants will also have a bike room.

Koz says its financial backers include Coastal Community Bank and MSquared. (The latter, based in New York, has also invested in prior Koz developments.)

The rest of the team at Koz on Wetmore also includes Terrane, surveyor; CG Engineering, civil; Abossein Engineering, MEP; and Swenson Say Faget, structural engineer.

The midblock project site is just north of Everett Avenue (aka Highway 529), near Everett High School. There’s a QFC within walking distance, and several bus lines run nearby.
