Hello, Gateway, and farewell, UDSB!

The U District Station Building is no more. Set atop U District Station, the brand-new office tower at 4328 Brooklyn Ave. N.E. is now the Gateway Building.

As the DJC reported in November, it then gained its temporary certificate of occupancy. Tenants were expected to arrive early this year.

In January, the UW announced that its most of its Environmental Health & Safety staff had then relocated to the 13-story Gateway Building, taking about 133,000 square feet. The upper floors are being brokered by Newmark’s Tim O’Keefe, Jesse Ottele and Cavan O’Keefe. Those offer about 123,000 square feet, with floor plates averaging 24,000 square feet. At grade, CBRE’s Jennifer Seversen is representing two ground-floor retail bays, with about 3,000 square feet.

LPC West, GLY Construction and architect Perkins&Will developed the project. Construction began in early 2023, with the University of Washington then committed to occupy about half its 263,000 square feet. (The UW owns the air rights above the station.) Planning began circa 2018. The building is expected to achieve LEED Gold certification.

LPC West’s Alex Aigner said in a press release this week, “Now serving as the property management team onsite, Lincoln will deliver a world-class experience for UW employees and future tenants at the building, who are seeking an office environment with unmatched transit access, modern finishes, and the flexibility to accommodate future growth.”

LPC West partnered in the venture with Intercontinental Real Estate. Its Jessica Levin said, “The flight-to-quality, especially in difficult times, is a constant in commercial real estate. As the market continues to recover, buoyed by one of the strongest economies in the nation, the Gateway Building is well positioned as a first-to-lease asset.”

The Gateway team also included Bush, Roed & Hitchings, surveyor; KPFF, civil engineer; Magnusson Klemencic Assoc., structural engineer; Ramboll, SEPA consultant; Ground Support, shoring; and Glumac, MEP engineer.

The UW addresses the building at 4320 Brooklyn. Its Aaron Hoard said, “With this new location, UW employees can better support local businesses and contribute to the vitality of the surrounding community. The building’s location above the light rail will also improve our team’s commutes, helping to meet the university’s transportation goals to reduce single-occupant vehicle trips.”
