Entitlement, permitting, and demolition of two existing buildings and construction of modern truck court and trailer parking yard.

The property, owned and managed by CenterPoint Properties Trust, was challenged by site coverage, shallow truck courts, and lack of yard storage/trailer parking. Repositioning project involved design and permitting to demolish two existing buildings to allow for construction of a new truck court and trailer parking yard on an approximately 7-acre site in the SODO neighborhood of Seattle. KGIP was hired to provide development and construction management services for the design, entitlement and permitting processes, along with oversight of construction. MUP and SEPA approval were achieved in late 2023 with construction following in 2024. Obstacles overcome included a change of use, challenging civil design, and high groundwater levels. The project was completed in November 2024 and is ready for occupancy.
